As progress continues to build in the creation of the new housing development, known locally as the Schwab Housing Development, the City of Sutton, along with listing agents Max Bergen and Monica Smith of Bergen Real Estate of Sutton, have shared that six lots in the new development are now under contract.
Lots 1, 2, 3, 6, 7, and 10 of the 51 lot sub-division are those that are under contract by Bergen Real Estate.
Of the six sold lots, four were listed at $40,000, while two more are under contract for $35,000, according to the pricing legend, which was set by the City of Sutton, and the Community Redevelopment Authority (CRA).
Eight lots, which are all about one-acre lots remain, at a cost of $40,000, only one $35,000 lot, which is about three-quarters of an acre, remains available.
There are three lots, which are all nearly half an acre are available at a cost of $30,000 each, while a total of seven lots that come at a cost of $25,000 also remain.

There are a total of 26 of the smallest lots available in the subdivision.
Street work within the subdivision will begin as soon as this week by Werner Construction of Hastings.
Late last week, work to regrade East Hickory Street, located on the north end of the housing development began as well.
INITIAL BID SPECS AWARDED DURING SEPTEMBER MEETING During the Sutton City Council’s September 2023 meeting, the lone bid to develop the infrastructure for the northernmost 40 acre tract of the ground was awarded to Van Kirk Bros. Construction of Sutton to perform the development of the ground.
The base bid came in right at $3,447,369.75 for the grading work, street development work inside the property, storm sewer creation, sanitary sewer, along with water main, and hydrant installation work for lots 1-33 in the development.
Additionally, an alternate bid for lots 34-51 came in at a cost of $565,371,20 as submitted by the Sutton construction firm.
The total of the two bids together comes in right at $4,012,740.95 Under the base bid for lots 1-33, grading costs were bid at $948,135.30; street, or roadway is bid at $$874,384.45, with storm sewer costs bid at $691,364.00. In addition, the sanitary sewer construction the water main and hydrant bids coming in at $430,269.00.
The alternate bid for lots 34-51 includes a bid of $234,925.20 for street/roadway construction; $100,445.00 for storm sewer construction; $144,684.00 for sanitary sewer construction; $62,727.00 for the construction of a water main; and $22,590.00 for hydrant installation.
JEO’s scope of services for the development of the ground project is estimated to be an additional $126,000 for professional services during the infrastructure construction process, including a lump sum fee of $28,500 for administration; an estimated $66,000 for construction observation, and an additional $31,500 for construction staking.
Additionally, JEO’s scope of services for the separate Hickory Street improvement project comes with a $196,800 price tag.
Of that total prices, $115,800 is for the design process; $5,000 is for managing the bidding process; $32,000 is for construction administration, and $44,000 is for construction observation.
JEO also submitted and opinion of probable cost for the Hickory Street improvement project, which was estimated to be $2,192,330. Of that total cost, $1,927,590 is for a 32-foot wide, eight-inch doweled concrete surface, while another $264,740 of the total cost is for the construction of a five-inch concrete sidewalk.
CHANGE ORDER MADE During the council’s most recent meeting, April 8, the council approved a change order that ultimately brings gas service utilities to be installed in the ongoing Schwab housing development in southeast Sutton.
The $26,446 change order will represent the additional cost for infrastructure installation to the development, ultimately giving Black Hills Energy the ability to install gas service to the area, moving the progress of the development forward.
Additionally, to the change order approval, council members, through ordinance 427, which received full approval from the four-member board, creates a street improvement district, and gives the go-ahead for the street system, designed within the Schwab development, and on Hickory Street, located on the north side of the housing area to be created.
